How the Rental Home Database Works:

1. We provide listings from Owners, Agents, Property Managers and Investors.

2. Tenant/Buyers View properties online prior to an in-person tour.

3. A registered agent from any agency of your choice may assist you in with selecting properties.

4. A Rental Home Database affiliate offers Tenant Agents to Assist you.

 

How we are paid: Our services are free to you, unless you agree to lease a property from a non-paying owner or agent.

 

Our services include:

Obtaining a rental application and credit report $35.00. This allows us to present you and your credit standing to owners/agents. If you have or have had credit problems, this allows us to present the circumstances of the credit history and find an owner/agent who will accept your application and lease. Having credit problems does not mean your application will be rejected, however it is an important item to discuss with property owners/agents.

Showing you prospective properties through photos and in person:

This allows you to ask questions and raise any concerns about the property or community. It is also helpful with recalling specifics of multiple properties and the frustration in locating homes in an area where you may be unfamiliar.

Leasing with an option to buy or Lease-purchase is good for those tenants who feel they may be interested in purchasing at a later date. Keep this in mind and should this be a consideration, please let us know.

 

Who we represent:

We do not represent any party in the lease and/or lease/purchase transaction, until a specific representation agreement has been signed. We serve to educate all parties to the transaction, allowing each party to make the best decision of the choices available. We do create a profile which is included in your offer to the owner and/or agent and as an agency performing credit reviews, your financial information received by us will remain in our confidential files, we only share your credit information...with the confidential agreement of prospective owners and/or agents. Any documentation you wish to provide the owner/agent will be at your discretion and written permission. Where an investor is involved in purchasing a rental property we must first consider the viable long term potential for the property, meaning: will it be a good marketable rental property when your lease has ended. In this situation we will only recommend properties that represent a good investment and meet your rental requirements.

As your agent, my focus is on getting you the best possible home at the best possible price. I will work hard not only in finding you potential new homes to see, but also in keeping you informed of everything that takes place. As your agent and a top expert in the local market, I'll negotiate the best prices and terms for you and answer all of your questions as they arise. I'll be representing you, not the seller. This assures that my experience and expertise in the local market will be used in your best interests during the negotiation process.

  • Assure that you see all the properties in the area that meet your criteria. Not just those listed on the local MLS, but also many un-listed properties that I find through my local contacts and affiliations.
